These terms apply to your use of spg.jwillsoldit.com and the Satsuma Property Group rental application (together, the “Site”). Satsuma Property Group is a trade name of Majestic Grove Holdings LLC. By using the Site you agree to these terms.

Information only

The Site provides general information about our property management services. Nothing on it is an offer to lease or rent a property, a guarantee of availability, or legal, tax, or financial advice. Listings, rents, and availability can change without notice.

Rental applications

• Submitting an application or renter profile does not guarantee approval, and it does not create a lease or reserve a property.
• Applications are reviewed under the written Tenant Selection Criteria shown in the application. Decisions are made the same way for every applicant.
• You agree that everything you submit is true and complete. Missing, incomplete, or inaccurate information can be grounds for denial.
• You consent to sign electronically. Your typed name and drawn signature are your legal signature on the application and the screening authorization.
• We do not collect an application fee through the Site. Any fee that applies is stated on the application form or by us directly.
• Use of your information is described in our Privacy Policy.

Fair housing

We support equal housing opportunity and do not discriminate because of race, color, religion, sex, national origin, familial status, or disability, or any other basis protected by federal, state, or local law.

Short-term stays

Short-term stays are booked through the booking page or provider linked from the Site. The booking terms, rates, fees, and cancellation policy shown at checkout, and the provider’s own terms, apply to your reservation.

Acceptable use

Do not misuse the Site. That includes submitting false information or someone else’s information without permission, attempting to interfere with or break into the Site or its systems, or using it to send spam or unlawful content.

Our content

The Site’s text, logos, and design belong to Satsuma Property Group or its licensors. You may view and share links to it for personal, non-commercial purposes, but may not copy or reuse it otherwise without our written permission.

Disclaimers and limits

The Site is provided “as is” and “as available,” without warranties of any kind to the extent the law allows. To the extent the law allows, Satsuma Property Group is not liable for indirect or consequential damages arising from your use of the Site. Nothing in these terms limits rights you have under law that cannot be waived.

Third-party links

The Site may link to other websites, including the Texas Real Estate Commission and booking providers. We do not control them and are not responsible for their content or practices.

Changes and governing law

We may update these terms, and the date above shows the latest version. These terms are governed by the laws of the State of Texas.
